Stone West Homes intends to redevelop an assembly of lands located at 2103, 2107 - 24 AV NW in the community of Banff Trail into a mixed-use mid-rise building with neighbourhood-scaled commercial/retail units at grade. Comprised of ±62 units, the proposed 4-storey building has been designed to respond to a Transit-Oriented Development (TOD) opportunity next to one of the highest concentration of jobs, community facilities and services outside of the Centre City.

Land Use + Development Proposal
To support the redevelopment vision, a Land Use Redesignation from Residential- Contextual One/Two Dwelling (R-C2) to Mixed Use-General (MU-1f2.9h16.5) is proposed. This would allow for a street oriented mixed-use development of up to four storeys in height (16.5m) and a floor area ratio of 2.9. The district allows both commercial and residential uses at street level.

Following recent policy updates to the Banff Trail Area Redevelopment Plan, the 24 Avenue NW corridor is witnessing significant redevelopment interest and development application activity.
